One Marina Gardens is the first home of a district that is only now being built. This guide sets out what the Urban Redevelopment Authority plans for Marina South, as it described the precinct when it offered the Marina Gardens Lane site in December 2022.
What Marina South Is Planned to Be, around One Marina Gardens
Marina South covers about 45 hectares between Gardens by the Bay, the Marina Bay financial district and the sea. The Urban Redevelopment Authority plans it as a mixed-use residential neighbourhood, with homes, hotels, shops and some offices, that could hold more than 10,000 homes when it is fully developed.
The authority describes a sustainable, car-lite and community-centric precinct, with community facilities such as childcare centres, and requires developments there to attain the Building and Construction Authority’s Green Mark Platinum Super Low Energy certification.
The First Parcel: One Marina Gardens
The Marina Gardens Lane site was launched for tender on 5 December 2022 as a residential site with commercial use on the first storey, next to the Marina South MRT station. The tender closed on 27 June 2023, and the 99-year lease of the site began on 9 October 2023. The authority estimated the site could yield about 790 homes; the developer’s plans provide 937, with three shops, a restaurant and a childcare centre on the first storey.
| Place | Straight line from the site |
|---|---|
| Marina South MRT station (TE21) | about 125 m |
| Gardens by the Bay MRT station (TE22) | about 590 m |
| The Meadow, Gardens by the Bay | about 450 m |
| Marina Bay Sands (hotel towers) | about 850 m |
Measured on OneMap (SLA) from the site; walking routes are longer.
An Underground Link Between Two Stations near One Marina Gardens
The plan joins the precinct under the ground: an underground pedestrian network is to connect the Gardens by the Bay and Marina South stations of the Thomson-East Coast Line, so that residents can walk between the two stations, and between the homes and the trains, without crossing roads. The developer’s factsheet calls Marina South a new township and describes the Marina Gardens Lane site as the first of the precinct’s land plots.
Living Early in Marina South at One Marina Gardens
Buying the first homes of a new district means living with construction around them for some years, and with shops and services that arrive as the precinct fills. The development’s own shops, restaurant and childcare centre, the gardens next door and the services of Marina Bay a kilometre away carry the early years. The latest updates record each milestone.
